Each month I prepare a summary of the sales data in the
town, this data provides some general view of what the market is doing.
For a better understanding of how this relates to your specific
interests please give me a call at 781-771-7216. The graph below shows the monthly numbers for the last year. The line is for the median price and the bars for the numbers of homes sold.
In the Single Family market, there were 71 properties listed October 1. This is up 20% from only 59 last year. Sales volume
in September was off from August and last year with 13 homes sold. This was likely in part due to the homebuyer's tax incentive pulling buyers into the early summer. The
median sales price was also down from August, but still well up from last year at $484,900. In September the
average time on market was 71 days. Currently we have a 5.4 month supply of homes for sale which indicates that the
Arlington, Ma. market remains in favor of those selling
property.
The tax incentives fueled a strong spring and early summer this year. This made for a strong summer, but we are now seeing the usual seasonal slow down. However with mortgage rates low and the economy showing some positive signs, Arlington will continue to be a strong market through the rest of 2010.
