In the Bedford Ma. Single Family market, there were 38 properties listed August 1. This is similar to 37 listed the same time last year. Sales volume
in July was down from June but still healthy with 13 homes sold. The
median sales price was off from June, but up from last year at $552,500. In June the
average time on market was only 61 days. Currently we have a 3 month supply of homes for sale which meansthe Bedford, Ma. market is still in favor of sellers.
Sales for the last year have been limited by the number of homes on the market . I expect the summer to slow down as the market adjusts to the post tax-incentive demand. However, prospective sellers should be encouraged with prices remaining stable through this past year, and with such limited supply, low interest rates and the economy picking up there is good buying interest.
