Each month I prepare a summary of the sales data in the
town, this data provides some general view of what the market is doing.
For a better understanding of how this relates to your specific
interests please give me a call at 781-771-7216. The graph below shows the monthly numbers for the last year. The line is for the median price and the bars for the numbers of homes sold.
In the Single Family market, there were 104 properties listed June 1. This is up 42% from the same time last year. Sales volume
in May was up from April and last year with 29 homes sold. The
median sales price was up from April at $416,000 this is above last year's prices. In May the
average time on market was down to only 53 days. We still have only a 3.6 month supply of homes for sale which indicates thatthe Waltham, Ma. market remains in favor of those selling property.
We are seeing the effect of the tax incentives in May
sales and I expect to see this continue in June sales. I expect the
summer to slow down as the market adjusts to the post-incentive demand.
However, prospective sellers should be encouraged with prices remaining
stable through this past year, and with the
economy picking up there should be good buying interest as the summer progresses.
