town, this data provides some general view of what the market is doing.

In the Single Family market, there were 86 properties listed June 1. This is essentially the same as the same time last year. Sales volume
in May remained high, with 22 homes sold, remaining higher than the same time last year. The
median sales price rose to $347,000. In May the
average time on market was at 95 days. Currently we have a 4 month supply of homes for sale which indicates that the Woburn, Ma. market remains in favor of those selling
property.
We are seeing the effect of the tax incentives in spring
sales and this will continue into the June sales numbers. I expect the
summer to slow down as the market adjusts to the "post tax incentive" demand.
However, prospective sellers should be encouraged with prices remaining
stable through this past year, and with mortgage interest rates low and the
economy picking up there should be good buying interest.
