Each month I prepare a summary of the sales data in the
town, this data provides some general view of what the market is doing.

In the Single Family market, there were 93 properties listed October 1. This is 18% more than the same time last year. Sales volume
in September remained reasonable, with 15 homes sold, although without the tax incentive buying not as high as the same time last year. The
median sales price eased to $311,750. In September the
average time on market was up to 128 days. Currently we have a 6 month supply of homes for sale which indicates that the Woburn, Ma. market remains slightly in favor of those selling
property.
We saw the effect of the tax incentives in spring and early summer
sales but to the positive the sales volumes only eased slightly through the rest of the summer. I expect the normal seasonal slowing through the Fall and winter. However, prospective sellers should be encouraged with prices remaining
stable through this past year, and with mortgage interest rates low and the
economy picking up there should be good buying interest.
